What Lease Advocates did for them

Success Stories

Testimonials:

"We began negotiating the business terms ourselves and were prepared to move forward in the transaction, but Lora insisted there were additional concessions available. When we completed our transaction, I believe Lora helped us save or obtain in excess of $1,000,000 in additional benefits under the lease." L. Moore - Ray Quinney & Nebeker (Law firm)

"Prior to having Lora as our agent, our initial lease renewal negotiations were limited, did not include any rent concessions, and only allowed for a very minimal allowance for tenant improvements. With Lora's services we were able to negotiate: 1) an initial lease rate that was 22% lower than our initial lease rate quoted by the landlord; 2) the tenant improvement allowance that covered over half of the cost of the studio remodel; 3) the upgrading of the building's common areas, including restrooms and lobbies; and 4) the first three months of rent free as a rent concession. The value of these negotiations - first year only - is approximately $500,000."- Acclaim Studios

"At the outset we intended to negotiate directly with our current landlord in the hope that the avoidance of a brokerage commission would result in a more favorable lease rate. Fortunately, early in the process, we recognized that this would not be the case... Lora's involvement in the process resulted in an environment in which our existing landlord was forced to compete for our business with other properties. More importantly, the involvement of Lora allowed us to continue to focus on our primary responsibility ... providing service to our clients." - Holme Roberts & Owen

"Lora was not afraid to push the envelope and gather every available benefit that was due to our firm ... We often noted that when Lora was in the room, the negotiation with our landlord got quicker to the point, issues were competently addressed, and solutions discussed." - Kirton & McConkie (Lawfirm)

"Unquestionably, you are the most professional and responsive agent that I have ever worked with. I felt that you did a great job of handling the sometimes difficult and occasionally intense negotiations..." - Comspec Corporation

"Through Lora's efforts, AGEISS was able to save a substantial amount of time and money in our negotiations with... our present lease property manager. Lora's efforts resulted in tremendous savings to AGEISS with a minimum amount of the hassles usually associated with a move of this magnitude." - AGEISS Environmental

Landlords aren't bad... they just aren't on your side.

After the landlord offered them a "deal," a company I know decided to renew their lease for three years without our help.

They thought they had a really good relationship with their landlord and he promised he wouldn't "raise the rent" - and he didn't. Unfortunately, what they didn't know was that the space was no longer worth the rent they'd been paying.

After all was said and done, they showed me their new lease agreement. I cringed when I saw how much they overpaid - having Lease Advocates as their agent wouldn't have cost them a single dime and would have saved them $39,000.

The person handling the lease negotiations for the company was head of their real estate department with years of commercial real estate experience. But commercial real estate experience doesn't mean anything without the local market knowledge to help you obtain the best lease possible.

To obtain the best lease possible, you need experience and knowledge. You also need someone who's on your side. (Sadly, it's not your landlord.)
