It won't cost you a dime to work with us.

The landlord pays our fee and it isn't added to your lease.* Before you sign the lease, we'll show you exactly what we collect from the landlord. You'll know every penny we saved you, and better yet, you'll know it didn't cost you anything. There are no hidden costs or fees.

We know where a landlord can give you a price break, and when they'll grant concessions or extras. For instance, if the amount you'll pay per square foot isn't negotiable, we find other ways for you to save – like a few months of free rent, discounts on furniture and art, or low or no-cost build-outs – not to mention saving you valuable time.

Best of all, we'll get landlords fighting over you. Imagine what you'll save if you have three buildings bidding to have you as a tenant!

*On rare occasions, a landlord may refuse to cooperate with us. In fact, the landlord doesn't want you to talk to us... let me explain. Landlords plan on paying a 3%-6% fee to lease their property. If there's a brokerage sign out front, the landlord has already agreed to pay a 6% fee, regardless of whether you have an agent or not.

Most of the time this commission is paid to the agent the landlord has chosen to protect the landlord's interests. They aren't concerned about what's best for you – they're trying to make profits for the landlord. In fact, that's their job. The landlord doesn't want you to have representation because the landlord knows that a tenant's agent will dip into other profit centers most tenants don't know about. (This will cost the landlord money and save the tenant a grundle of cash.)

Most tenants think that not having an agent will save them money. That just isn't the case. The landlord has already committed to pay their agent a fee. It's already a part of the transaction. When you have an agent, that fee is split between the landlord's agent and your agent. Otherwise, 100% of the fee will be paid to the landlord's agent. (Don't reward the landlord's agent for making a better deal for the landlord than for you.) Make certain you have someone on your side, protecting your interests and negotiating on your behalf.

Because we work with landlords all over the valley, we know where they can give a little in either rent concessions or extras that will end up saving you money. We regularly save our clients between 3 and 10 times what we earn in commissions. Don't fall for the landlord's scare tactics when they tell you it will cost you more. It won't.
